I have a credit card, two mobile phone accounts and 3 bank accounts appearing on my credit reports. In trying to establish a new credit profile in the UK, I have racked up several (30 plus) searches on my files. I know there is a standard phrase on each CRA's website saying to avoid several searches and that it can impact my credit score, the keyword being 'can'.<br />
                        <br />
                        Can anyone else share any instances of obtaining additional credit with high numbers of searches, and what the impact of these searches had on their credit profile. I have not missed a payment, and my credit scores appear to all be in the 'good' category despite the number of searches. The only exception being experian where I am shown as being poor.</div>

                        <div id="post_message_1450874" align="justify"><font face="Georgia">Those of us who have accumulated many PEPs &amp;/or ISAs over the years have the option of having these held in a single place, a so-called investment platform such as Cofunds. <br />
                        <br />
                        These provide many convenient features eg the ability to switch funds easily and a great deal less paperwork. There is no ongoing financial impact on the investor as the supermarket gains its fee from the fund managers.<br />
                        <br />
                        What seems unclear is the investor's position in the unfortunate event of the supermarket running into financial difficulties. I am making efforts to clarify this, so far without success.<br />
                        <br />
                        Other people's views (or expert knowledge) on this point would be very welcome.</font></div>

            <div>FundSupermarkets are merely a convenient way of diversifying your investments between a number of different fund management groups. They have no actual hold over your investment, they simply are providing an administrative platform. <br />
            <br />
            Because each investment is held with an individual fund manager, there would be no effect on your holdings if something happened to the FundSupermarket. Instead you would just go back to dealing with each fund management group, or re-register your portfolio elsewhere.<br />
            <br />
            Financial Services Compensation Scheme wouldn't come into it, as there would be no financial loss. Granted it would be a real pain in the backside if say FundsNetwork shut down tomorrow and left all those people with ISAs spread far and wide, but that's really the only downside that I can envisage from their collapse.</div>

                        <div id="post_message_1125596" align="justify">OK. Got divorced and subsequently had a few money issues which totally ruined my credit rating (brilliant rating before I met my ex-wife). <br />
                        Anyhoo, I was looking for a company that could offer me such a loan even with my credit rating as bad as it was/is. (its actually not really that bad, but am still unregistered on the electoral role for some reason, and my ex-partner is still on my credit file for another 6 years by way of association which I feel is very wrong to be judged on the actions of others (joint loans taken out without my consent, which I was never able to prove)). Back to the point. I came across Fresh Finance Online and seemed to look as if they could offer me something. Applied, and pretty quickly received a reply which seemingly looked like an acceptance letter. 14.9% APR over the repayment term Id requested. All accepted 'in principle'. Now by the terms that I read, this meant that I would be accepted for the offer presented providing I returned the form signed within 28 days and that my circumstances had not changed in the period of time, from receving the letter to sending it back. OK, heres the other pre-requisite. A cheque made payable to Fresh Finance Online for &pound;49.99 to process the application. Now these guys do use other lenders, (which Ill get to), but in no shape or form do they say Ive been rejected 'by them'. Everything looks okay. A day after sending the cheque I receive a phone call from no other than &quot;Welcome Finance&quot;!!! Offering me a loan for &pound;4500 over 48 months. Not the loan Id asked for through FFO or the repayment period requested. I asked where they got my details from and was told that it was from an online referral. Id posed the question if they had been asked by FFO to process my application, but stated they were not involved with such a company. So loan offered. A nice APR of 45%!!! Yes 45%. At which point I flatly refused and said my thankyou's and goodbyes (which I believe anyone who ever speaks to these people should do). <br />
                        Next port of call is to ring FFO to find out how my application is going on since sending in my 'administration fee'. At this point Im told that they couldnt offer the loan as stated in their letter and asked how things went with &quot;Welcome Finance&quot;. Yes I d been referred by FFO to Welcome. So &pound;50 of my money is spent on doing something I could have easily done myself by typing in a different web address or by dialling a different phone number. They claim that if your loan is unsuccesful that it will be refunded. However, this isnt the case if you are unsuccessful with them (do they actually offer loans or not?). It leads me to this conclusion.<br />
                        Fresh Finance Online DO NOT offer loans (or at least ones which arent a figment of their imagination). I believe that they are brokers only subsequently obtain a &pound;50 fee for every application that is made. All that was left for me was Welcome, or a debt managemt agency. (I must point out that I have very little personal debt now (around &pound;6000 max), having paid off most of my creditors after my divorce to the tune of &pound;65000!! You think you have it bad!!???). The money I was asking for was in fact to be used to pay off a niggling debt which was my ex-wifes in essence (Credit Card debt which has been Defaulted and in the hands of a debt recovery agency who want all the cash NOW). I dont have the cash to do it of course and my pleadings to pay monthly have gone ignored. A totally seperate issue I know. But back to FFO. Id urge nobody to even contemplate using this service. Use my mistake as a guide. Do the work yourself. If you get refused credit with a reasonable APR, Id seriously urge you to bite the bullet and do without it, if you can. High % loans will only make matter worse. Ive been in some awful financial mess and Im not prepared to get into a new one. Welcome...not so.</div>

            It's being going on for nearly 2 months now just being fobbed off and lied to.<br />
            <br />
            After getting nowhere with the Fresh Finance I decided to contact the Financial Ombudsman who is now investigating this matter.<br />
            <br />
            If you have been duped by this company then I suggest you too contact the Ombudsman at least then if everyone complains about this company then it might put a stop to their scam (and with a bit of luck get our &pound;49 back).</div>

            <div>I had a similar experience with Tenant Loans Online and managed to get my money back from them after 2 referrals to lenders who couldnt help &amp; them offering me a guarantor loan which was also no help. <br />

                        <div id="post_message_1550114" align="justify">I have a secured loan with Welcome Finance which commenced in October 2002 for &pound;10,000. Since this time I have paid back, in total &pound;13,054.92 (May 200<img class="inlineimg" title="Cool" border="0" alt="" src="http://www.consumeractiongroup.co.uk/forum/images/smilies/cool.gif" /> at regular payments of &pound;274.36 per month. I have recently suffered some financial difficulties and as a result have had to sell my property to which the loan is secured upon.<br />
                        <br />
                        I requested a redemption figure to settle the loan amount, to find that Welcome Finance wanted an additional &pound;14,610.62 to remove the charge on the property and enable the sale to be completed. I find the amount of interest they have charged and the settlement figure issued, totally unfair and inappropriate from a consumer point of view. I have approached Welcome Finance with what equity I will have left after the sale of the property, to the sum of &pound;4,300, which they have refused. <br />
                        As you can understand, the property has been sold and time is of the essence, as I cannot afford to lose the sale of the property due to the current property climate. Welcome Finance is certainly not helping with this time frame.<br />
                        <br />
                        After contacting Welcome Finance in regards to the shocking outstanding amount of &pound;14,610.62, they have made me aware that I would be able to reschedule this outstanding amount into a Personal Loan. However, to add to salt to the wound, Welcome Finance have stated that rescheduling the outstanding amount of pure interest (&pound;14,610.62) into a personal loan with them, which to my disgust, would charge further interest on this amount, at the rate of approximately 64.4% as advertised. <br />
                        <br />
                        I borrowed &pound;10,000 in 2002, and having already paid back the mentioned amount of &pound;13,054.92, Welcome Finance are already profiting to the sum of &pound;3,054.92. If I was to agree to pay the further outstanding amount of &pound;14,610.62 would surely seem a ridiculously high, unfair amount of pure interest. Along with this, with the mentioned interest of 64.4% their looking to charge on the personal loan, I would in effect; be paying back approximately &pound;80,000 for a &pound;10,000 loan which was taken out six years ago. <br />
                        <br />
                        How can Welcome Finance justify this ridiculous amount? Surely this cannot be allowed, along with charging interest on top of interest, which I find absolutely disgusting and unfair. I now understand why people are suffering at the hands of companies like Welcome Finance during this difficult time. <br />
                        <br />
                        I have requested the terms and conditions of the loan on several occasions by telephone and by letter. However, it would appear that Welcome Finance only really want dialogue or responses if you don&rsquo;t pay your monthly instalment with threats of Court proceeding etc. <br />
                        In light of the current situation regarding companies like Welcome Finance profiting from people who can ill afford such large amounts of interest, I find it unacceptable that this can be allowed, and is being allowed. It would seem that Welcome Finance survive on people who are vulnerable and uneducated regarding finances, as I was when undertaking this loan. I can safely say that if I had known then, what I know now, this would never have been agreed. <br />
                        <br />
                        My complaint and subsequent reporting of the unfair terms that this loan agreement is based upon, is for my benefit and for others who have loans with Welcome Finance. However, after repeated requests for copies of the terms that were in place when the loan commenced, it would appear that Welcome Finance do not wish to comment or supply these terms and conditions to the small customers like myself.<br />
                        <br />
                        As you can understand this issue is very frustrating and extremely upsetting, not only to me, but to others who are suffering financially. I would appreciate any help in regards to this matter and hope that you may look into the terms that Welcome Finance issue to unsuspecting customers, current and future. <br />

            <div>Hay dazajake, there are many folks on here just like you and they are fighting back, with some good successes. Thanks for spreading the word and trying to warn folk about them. Please read up on a few and start your own thread on this and you'll get loads of help - time to get legal on their asses.<br />

            As soon as you hit difficulty they turn into sharks but you CAN do something about it - you can legally request a copy of the agreement and they MUST supply it.<br />
            <br />
            If they over secured on your property, thats their problem. Please DO NOT take out another loan - as far as I know, once the security is discharged, the remaining balance becomes unsecured borrowing anyway - with the monies paid from the sale deducted from what you now owe. Double check this though!<br />

            Start your own thread asap, deal with their head office only (branches are bullying muppets) and all in writing only. Let me know when you start a thread and will be right behind you - am fighting them too - good luck.</div>

I recived a phone call from a Welcome operative on Thursday threatening me with attachment of earnings and taking me to court. On checking my mobile tody there was a message from said operative, coplaing that he could not conttact any &quot;F,ERS&quot; and he was loosing his ffing job etc etc They wont accept my email address on the &quot;contact us &quot; part of the web page, so am writing o complain to head office when i can find their address, Can i sue?</div>

            Secondly, start your own thread in the debt bit with this so everyone can help. We can advise you on the initial letters to send to stop the phone harrassment firstly, then to see how to handle the loan situation.<br />
            <br />
            He has no right to just suddenly start threatening attachment of earnings etc, highly unlikely to get to that stage and they've a way to go yet. <br />

            <br />
            After applying online to NoFeeLoans.Co.Uk I was then sent an email telling me to contact them about my loan.<br />
            <br />
            Once I did this I got put through to another company , I was then offered a loan with a very unattractive 100% interest rate.<br />
            <br />
            The phone quickly down after hearing this.<br />

This broker was absolutely excellent - they ran thriugh all the pros and cons and despite us having 10 defaults between my wife and I, MSE sourced me a near prime 2 year deal at a competitive rate (at 90% LTV). Service was great with constant updates on progress and VERY quick response to queries. I'd highly recommend this Firm.</div>

                        <div id="post_message_1663184" align="justify">Does anyone heared of &quot;yes loan&quot;? my husband received an application from this company and he applied for the loan as it says after the application was sent he received calls everyday for the brokers fee finally he paid the said fee by direct debit after paying it he never heared of them again to know what happened with the application nor any lender had contacted him its been 3 months and he decided to asked for refund by sending them a letter and email as well but still we received no answer it is already 2 months. we want to report this but dont know where and how. can we still get our money back? it is clearly noted in the application that they will refund if they cannot give us services but they dont seem to bother to answer our claim.</div>

When he did get through the qoute rate had gone up and they wouldn't give him his money back !</div>

My partner has been one of the Bank's account holders for over 30 years. He also has a current account with Smile, part of the Cooperative Bank, who advised this course of action.<br />
                        <br />
                        On 13 November 2007 I received a letter from Jon Bowen, who calls himself 'Head of Sales'. The letter began:<br />
                        <br />
                        'I am delighted to tell you that subject to a few formalities, we have approved your application in principle.'<br />
                        <br />
                        On 14 November 2007 the same Jon Bowen, who overnight had changed his job title to 'Head of Direct Sales', wrote:<br />
                        <br />
                        'After careful consideration we are unable to open the account that you requested'.<br />
                        <br />
                        Mr Bowen is clearly a very confused man.<br />
                        <br />
                        I phoned the number the bank provided on its two letters to be informed by a very pleasant young woman who said her name was Natalie, that Mr Bowen doesn't have a telephone number and that if I wanted to contact him I would have to write a letter.<br />
                        <br />
                        I will be writing to ask Mr Bowen for an explanation and will include the cut up Cooperative Bank credit card of my partner who has been one of it's customers for over thirty years.</div>

                        <br />
                        My sister needed a loan for &pound;2000 in order to clear some debt. She owns her house and did not want to secure anything to it. So she gave this company a call. She then paid &pound;49.95 as a broker fee and was given a monthly repay,ment fee of &pound;59.00 per month. When she received the paperwork for a loan it stated she needed a guarantor AND the repayment was &pound;90 instead of &pound;59. She queired this with Tenants and was told she would not have been told a repayment figure, even though she had the conversation recorded to prove otherwise. On telling the lady she was speaking to this, she told my sister she had no agreement from her to recorde the conversation. My sister told her she had no guarantor and was not patying &pound;90 per month for 36 months for a loan of &pound;2000. The customer service woman told her a new search would be done for her.<br />
                        In the mean time my sister came to her senses and realised she was about to lose &pound;49.95. I wrote her a letter to send to them, giving them 4 days to repay the money minus the &pound;5 they are entitled to keep in accordance with OFT or she would make a formal complaint to OFT. She received a cheque for the correct amount 3 days after it was received by them.<br />
                        Please please do not be taken in, I have since researched this company on other boards and this is a regular occurance and many people are losing their money. Dont let it be you!</div>

            My sister handed over &pound;50 to you lot last Friday, when we realised that it was a waste of money we rang your customer services who insisted we would not have this money back for at least 6 months, if at all.<br />
            It took a very threatening e-mail explaining our rights to you the first response was from your customer services who adamantly refused to forward to e-mail to your dept.<br />
            Please explain why anyone should be conned out of &pound;50 for you to trawl the internet looking for products we cannot meet the criteria for, and also, why when we did get a stupid offer, it was from your o.wn sister company, at an extortionate rate and requiring a guarator? At no time was my sister told she would need a guarantor and if tyou had told her this she would not have handed over hard earned and much needed cash.<br />

            I applied to tenant loans... actually I applied to Kensington finance and they passed me onto Tenant loans.<br />
            <br />
            I was given the impression that they were the loan provider, and after being told that my loan application was successful, was asked to pay the set-up fee and the money would be in my account in 3 days (I applied to &pound;1000).<br />
            <br />
            This was false information.<br />
            <br />
            I have since had non-stop phone calls from other companies asking for my bank details at all times of day. I haven't given them any information... identity fraud is a big fear.<br />
            <br />
            I have had letters giving information for loan providers which are deemed suitable for me. One of which was FLM finance which will give me a &pound;1000 loan over 36 months with repayments of &pound;45.90 per month.<br />
            <br />
            If you do the maths the amount I would be paying back is shocking.<br />
            <br />
            I have sent two e-mails of complaint and was wondering if you could give me advice on how to get a refund.<br />

            <div>Please everybody check your credit records as this company will have passed your name to all and sundry and you will now have lots of searches against your name, you need to get a complaint into Experian and the Information Commissioner about this too.<br />
            <br />
            I had a similar experience and was told &pound;49.50 will guarantee you a loan - I told the company to get lost as I didn't want a loan with Welcome, Provident or the other sharks they use. They insisted it was with a genuine company and I said I wasn't interested. They still credit checked me twice which I've now had removed.</div>

            <div>Hayley, have to be quick as just off to work, but these sharks must give you your money back lessl &pound;5 the law says they can keep, and they will keep the &pound;1 for the charity they reckon they support. I am in a dash right now but if you search the site for tenant loans another thread will appear and on that thread is a link to a standard letter quoting the law at them/ My sister got most of her money back. They will not refund you unless you let them know you know your right - tell them you are a CAG member, they did appear on this thread a while ago trying to justify themselves - they soon disappeared! Good luck.</div>

            1.They are NOT allowed to keep any of the money at all if they have not managed to get you the finance.<br />
            <br />
            Complain to the FOS about them.<br />
            <br />
            The FOS will send them a letter of complaint and the company has 8 weeks to reply.<br />
            <br />
            I have helped a couple of friends get their money back using this approach.The money was refunded within days of complaining to the FOS.<br />
            <br />
            2.Regarding the right to keep a fiver,this only applies to upfront mortgage broker fees.If the customer has not taken up a mortgage through a broker after 6 months from approaching the broker,the broker MUST refund the upfront fee less his/her fiver entitlement.How do I know this?Been there and got the t-shirt and the rest is history!<br />

            <div>i too have had the same experiance with advantage loans. 2 emails later i have been informed that a cheque for &pound;44.50 is in the post from their 'refunds department' if they have a department solely for refunds they must be expecting a lot of claims!! plese don't use any of these 'sharks' i'm glad i didnt get the loan with a bit of forward thinking and budgeting and a lot of help from this site i soon realised i didn't relly need it anyway.</div>

            <div>I'd like to add to this thread again - last week i spoke to a young lady in the course of my work who told me she was working at a company called Richmond Finance. Local again like the other one Tenants Loans. <br />
            <br />
            I couldn;t beleive what she told me - well i can but its still dreadful - she said she was leaving this week because she felt guilty at taking money from needy people for nothing! The workers are brow beaten into doing everything they can to get that &pound;50 out of us. They have performance targets to meet. She said anyone who had the nous to write and ask for it back has the letter tossed into a file and its only when they really kick off and clearly know their rights do they get a refund minus &pound;5. They are told to stick firmly to the line that they do not have to refund the consumer!<br />

            She said, having had financial problems herself, she couldn't carry on taking money from people for loans they were never going to get.<br />

            So, there you have it - out of the horse's mouth. Steer clear of any of these firms.</div>

After some period of time arguiing they'll later ask you to send for a copy of your credit reference file stating that they don't have permissions/rights to credit reference files themselves. In this they indicate &quot;you are a bad risk&quot; it's why you not getting a loan offer etc.. - so they ask for a copy of the CRA file. This A = buys them another two weeks stall time and B = strings you along further etc.. </font><br />

            <font size="3">I helped somebody to get a full refund of this money last year using the following letter they got the full &pound;49 refund - it pointed out answers were wanted as regards to the fee of &pound;49 and indicates you'd already checked CRA files to see they'd not done any searches to know whether you were a good/bad risk etc.. </font><br />

            <div>I have just experienced a similar problem with Yes Loans and am desperately trying to get my admin chage &pound;59 back. I was lied too and would warn anyone considering using Yes loans to stay well clear. I am just waiting now to see how many searches I will have on my file as they told me I couldn't cancel my application over the phone and so by the time a write in it will be too late. They are also not regulated by the FSA, does this mean they are untouchable...? Tenant Loans and Yes Loans are taking advantage of those people who are already in a vunerable situation which is disgusting.</div>

            <div>I looked at this company for a loan a couple of months ago, realised they charged and didnt take anything up with them. I now get regular text messages (multiple messages a day, including weekends, some late at night or early morning) and they are driving me crazy. I have spoken to someone on the phone at Tennant Loans and told them I do not want any more dealings with their company and still the messages continue. They sent a message recently saying 'URGENT please call me before 6 for your last chance to arrange this loan' and I though hurrah they are going to leave me alone now but no, the messages continue!<br />

            Is there any way to get this lot to stop texting me?! Is anyone else going through the same thing?</div>

            <div>Thank you all so much for all this information have passed it on to me ex partner as she was about to go with them for a loan they rang her back and she told them no she is not interested bla bla and her friend is a member of cag witch they did not like and they said to her o you would sooner go with someone else and pay back sky high rates and she said no she would sooner go with credit union which we are both members of lol and they did not like that one bit they tried to say credit union charge loads when infact they dont a &pound;300 loan with credit union is only like &pound;30 interest as they are non profit making.<br />

            so best bets people are ya local credit union.<br />

                        We got our debt with them via a card terminal issued by Lloyds TSB.<br />
                        We had a dispute with Cardnet. Their response was to cancel our service.<br />
                        That left us with 2 terminals we couldn't use tied into a 4 year contract.<br />
                        Forrester will not provide info as to any other banks we can use their equipment thus rendering it useless so we are refusing to pay.<br />
                        Stalemate, they bill us, we ignore it but guess who will still be liable in the end....<br />
                        Type in Forrester uk in Google - LOADS OF COMPLAINTS of similar Ilk.<br />
                        Can we as a body tackle these companies? Any ideas?<br />

                        <div id="post_message_1174193" align="justify">My Mum had a call from Co-op bank today as they were concerned about an increase in card usage. Turns out someone else had been ordering goods online and had run up a bill of over &pound;4000.<br />
                        They accepted without question that Mum hadn't used the card and have put through a refund immediately. They've also reduced her credit limit, at her request, so that there's less chance of it happening again.<br />
                        What a contrast with a certain other bank who took 8 months to refund the money in very similar circumstances.</div>

                        <div>My experience with Smile (part of co-op) is that their fraud team are pretty on the ball. I had a windfall a few years ago and paid it in and then went on a debit card spending spree which stopped mid-way through because my card got rejected. Within about 5 minutes, I had a call from them on my mobile confirming that it was me making the purchases.</div>

            <div>i had a 12 pound charge slapped on because i exchanged some goods at a shop but they charged for the new items (taking me over my limit) before refunding the returned goods, rang and explained and it was removed with no fuss at all, yes high interest rates but at least you can speak to somebody on the other end of the phone instead of an autonamon in india</div>

            <div>This card charges very high interest rates, but they offer cards to people that no other lenders would touch with a bargepole. They're taking a high risk giving you a card if you have bad credit history, thats why nobody else will give you one because at the end of the day your going to Vanquis because the mainstream lenders have declined you because your credit reference is bad and you havent got a good history of repayment and usually defaults where you have failed to pay your commitments previously. <br />
            <br />
            This is unfortunate on those of us whose records are bad because of bank charges etc, but with the law firmly in the bankers court when it comes to legal rights to report what they like whether its true or not, its unlikely to change.<br />
            <br />
            Vanquis start by giving you a small limit like &pound;250 then they will increase it if you want it after 6,12, 18 months etc if you are keeping up with repayments. They report good and bad to the credit agencies whereas most only report bad stuff so if you get a card you can slowly help to create some 'good' credit history.<br />
            <br />
            They seem polite enough when you phone them, although it is a premium rate 0870 number which takes a few minutes of recorded BS to get through to anyone human.<br />
            <br />
            If you need a card for internet or whatever then this is good if you can pay off the balance quickly, but because of the high interest rates (approx 40-45%) it is not recommended to carry a big balance and just pay minimum payment.</div>

            <div>vanquis are fine, but just hope you dont run into financial trouble like we did when I was made redundant, they harass you non stop phoning 3-4 times a day, even when they tell you your account is on hold, about an hour or 2 later they will ring again, they rack up the charges like they are going out of fashion.<br />
            their payment protection isnt worth a w**k either.<br />

            So although yes they will probably give you a card when no one else will, just be sure you can make the minimum payments if you were in financial difficulty!</div>

            <div>Vanquis rates are high,but if you can pay the balance in full each time it's well worth it, think the most I've been charged is &pound;1.<br />
            I got my card in May last year they started me off with &pound;250 credit limit, that went up to &pound;500 in a cple of months, in this statement it has went up again to &pound;1,250 if I dont want this limit they will drop it back down I just need to call them, they do tend to get bad feedback with the interest rate being extremely high !but if your responsible enough to use this card wisely then I would certainly recommend it, especially those looking to rebuild credit</div>

                        Homebuyers are being lured into taking up what appear to be good value mortgage deals only to be stung with huge fees.<br />
                        Some leading lenders have increased their arrangement fees by more than 600% in the last two years. Banks and building societies can manipulate where they appear in best-buy tables by appearing to have low interest rates. In reality, they are simply switching their charge to the arrangement fee.<br />
                        Intelligent Finance, a subsidiary of the biggest mortgage lender, the Halifax, charges as much as &pound;2,999 as an arrangement fee. This is up by 601% on the maximum it charged two years ago.<br />
                        The cost of arranging a mortgage cannot have risen by &pound;2,500 in that time and may well have fallen because of computerisation - so it seems that a large portion of the fee goes into the bank's coffers.<br />
                        Yesterday finance experts warned that the practice was conning the consumer, in a month which saw the fifth interest rate rise in less than a year. The Bank of England base rate stands at 5.75%, its highest since March 2001.<br />
                        Lisa Taylor, of personal finance website moneyfacts.co.uk, said lenders are using smoke and mirrors to win customers. She said: 'Lenders know that people tend to judge mortgages based on the headline interest rate.<br />
                        'Consequently, they can use this to offer what appears a good home loan only then to introduce the arrangement fee as a sting in the tail.<br />
                        'The fees have soared in the last few years, but there has been no increase in the amount of work involved to arrange a mortgage. There is no way the fees can be justified in terms of the work involved.'<br />
                        The maximum fee charged by the Scottish Widows bank, part of Lloyds TSB, has gone up some 678% in two years from &pound;295 to &pound;1,999. There have also been big increases at the likes of Abbey, Nationwide, Northern Rock and the Woolwich, which is part of Barclays.<br />
                        Some lenders impose higher fees on home loans that are only available via brokers. Abbey mortgages sold direct to the public have a maximum fee of &pound;995, but it can charge as much as &pound;1,499 through a broker.<br />
                        Others have begun charging an arrangement fee based on a percentage of the size of the loan, with someone borrowing &pound;500,000 paying five times as much as a homebuyer borrowing &pound;100,000.<br />

                        Several other factors have increased the financial pressure on homebuyers. Around 75% opt for a fixed-rate mortgage, usually lasting two or three years. Up to 2.8m who took out such loans in 2005 and 2006 will see a sudden jump in payments when their fixed-rate period ends.<br />
                        Being transferred to a variable rate mortgage, as many will be, would add almost &pound;245 to the monthly bill on a loan of &pound;125,000 switched from a fixedrate 4.75% to 8%.<br />
                        The alternative of a new fixed-rate deal might carry a massive arrangement fee. And a new fixed rate would be at a much higher level than the previous one.<br />
                        Mortgage brokers warned homeowners not to be blinded by low headline rates but to include fees when calculating the true cost of their loan. Experts have warned that overstretched first-time buyers now face the most unaffordable property prices since before the last market crash 16 years ago, coupled with punishing stamp duty bills and the prospect of more rate rises before the end of the year.<br />

                        The average price paid by a first-time buyer, typically aged 29, stands at nearly &pound;155,000. A record 60% of them paid stamp duty in May.<br />
                        First-time buyers now have to save for four years and 11 months to cover the &pound;9,844 needed for a 5% deposit, legal fees and stamp duty. That is 11 months longer than was needed to save the equivalent sum in 2005, according to the Stroud and Swindon building society.<br />
                        Mortgage approvals have risen after a recent slump, confirming fears that interest rates will rise even further. The Bank of England said 114,000 loans were agreed for home purchase during May, up from 109,000 in April.<br />
                        However, house price growth slowed during May, Government figures revealed yesterday.<br />
                        The average cost of a home in the UK rose by 10.9% to &pound;211,056 during the year to the end of May, according to the Department of Communities and Local Government. The rate of increase is down from 11.3% for the 12 months to the end of April.<br />
                        Howard Archer, of analysts Global Insight, said the data added to the overall evidence that house prices are 'coming off the boil'.</div>

                        Leeds have just launched a 2 year fix @ 4.99 with a massive 3.5% fee.<br />
                        Northern Rock have several products with a 2.5% fee. I think its quite telling that these products do have have any ERC at all on them (they have already made their money so they dont care if you leave) <br />

                        The best buy tables strongly influence peoples choices but do not do a total calculation eg total price over the incentive period. This total price needs to take into account all the fees charged including the valuation fees as these have also rocketed in the past couple of years too. <br />
                        <br />
                        As these places on the best buy tables are either rate lead (with no mention of fees) or positions paid for by the lenders they are not worth looking at.<br />
                        <br />
                        The lack of ERC on some of the high fee products would indicate to me that perhaps there is a legal route that can be taken on ERCs but it just hasnt been found by this site &amp; it followers yet. <img class="inlineimg" title="Wink" alt="" src="http://www.consumeractiongroup.co.uk/forum/images/smilies/wink.gif" border="0" /></div>

                        <br />
                        11am - Applied for a loan online<br />
                        1130 - Got an email asking me to call them as they wanted more details to process my application<br />
                        1145 - called Yes Loans and was told Great News! I had been successful in my loan application and was quoted monthly repayments of &pound;209 on a 9K loan. I was delighted, and paid a 59 debit card administration charge for setting the loan up and was informed documents would be on their way.<br />
                        12noon- Hmm... every get the feeling this is too good to be true? Well I did so I called them back to ask a few questions saying I couldn't wait until docs came through post, just wanted to check APR amount was it fixed? It was then I was told A) I had not been approved for a loan B) they were searching companies and what I had been quoted was a typical amount C) They were looking at WELCOME FINANCE (Like I want a loan with those crooks) <br />
                        I felt utterly sick and asked to make a complaint, this is where the fun started. I was passed no less than 10 times around the call centre, all the staff refusing to cancel my application or to log my complaint, they all kept saying I was through to the wrong department. As I type this I am again sat in a queue for atleast 30 mins waiting to get through to someone. No one will log my complaint and no one will cancel my application. I ask to speak to a manager and they REFUSE to put me through to someone or even take a message for a manager to call me back! <br />
                        <br />
                        Having just spoken to someone who was supposed to deal with my complaint I have now been told I cann't cancel my application over the phone, I can't log my complaint over the phone and I have to write in. They are not regulated and can do what they like! I also explained at no point have I agreed to credit searches from other lenders, he said well it's probably too late to stop that now they will have already taken place. <br />
                        <br />
                        I asked what their complaints processes was, they said they didn't have set timescales and would reply shortly.<br />
                        <br />
                        I am sooo angry and the lack of control I have of this situation and I soppose more angry at being duped! Any suggestions, can they do what they have done??<br />

            <div>They include a clause in their terms and conditions (which they conveniently neglected to send to me when I was similarly delighted by their 'loan offer' a couple of years ago) which says that you will only receive a refund after six months if they haven't managed to match you with a loan provider. And even then they take a cut of the original charge for administration.<br />

            <div>You cant take them to court when they have call recordings of you AGREEING to the loan, at no point do they guarantee the loan they say and you do have to listen very carefully,<br />

            &quot;you have been accepted for a loan by them&quot; which basically means they you a) have a heart beat b)working in the uk c)earn more than &pound;600pm etc<br />
            <br />
            have you guys not seen these loans coys on TV??? you might get your money back but it wont be back for a very long time. they have been investigated by both the OFT and FSA but personal loans are not regulated its just thecredit cunsmuer act which does not do much in these cases.<br />

            my advise is if you in a position where you have that bad a credit rating that you cant get a payday loan then your not going to get a loan anywhere!!!!!!! <br />
            And its probably for the best,<br />

            <div>They are only allowed to charge you the maximum of &pound;5. <br />
            <br />
            Write to them, stating that you are not happy with the service provided and that you do not wish for them to search for loans for the next 6 months. State you only paid the &pound;59 as they told you they could get you a loan and as they cannot, you would like a refund. State that you are happy for them to take the maximum &pound;5 and that you expect a refund of the remaining &pound;54 within 7 days.<br />
            <br />
            Failure to refund will leave you with no alternative but to instiagate legal action. <br />
            <br />
            It worked for me - they are only entitled to charge a maximum of &pound;5 and despite what they say about no refunds - don't listen to them. You will get nowhere at all on the phone with them. Make sure letter is sent recorded delivery.<br />

            <div>Hello. i wrote an article about yes loans last year aug 2008 it started when myself and girlfriend decided in jan 2008 we were trying to make ends meet we thought of a loan we was recommended to Yes loans so i called them i said this was enquiry only then a rep called us back she gave us a couple of weeks to decide then she called back i said we decided against it for now and asked will are name details be passed on she said no we believed her then in late march 2008 about 1 00am the phone rang someone asked to speak to my girlfriend i said she not here at the moment he said you lying bastard i put the down then it rang again he yelled and made racial and obscene comment about her race then a few more and had a go at me i am disabled this went on for 10 12 times later that week my phone company did a trace and found it was rep from yes loans making these calls from his mobile and the police were called took statements from me and in aug 2008 i sasly lost my girlfriend through cancer but the police came up in sept 2008 said they have questioned him and he denies it but the numbers at the time were withheld but on his statement also c.p.s says i must have provoked him to do this i am horified then myself writing to the company but NO replies and phone calls alway being fobbed or cut off and lots of stress as i am writing this on the forum in the last hour my phone has not stopped ringing because i picked up the phone and this dirty fouled mouthed said you disabled bastard still walking and a few other names i will not mention THINK TWICE ABOUT YES LOANS<img class="inlineimg" title="Mad" border="0" alt="" src="http://www.consumeractiongroup.co.uk/forum/images/smilies/mad.gif" /></div>

The rate they quoted was good. they asked for bank card to pay admin fee which i did but told them i do not get paid untill following day. and we were undecided if we wanted the loan anyway. Talked it through with my husband who said in the end we dont need it.             I am writing to you in complaint about Yes Loans stealing from me.<br />
            I called Yes Loans on the 19th November 2008 for a loan. I got accepted and was asked for my credit card details to pay an admin fee of &pound;59.95. I explained to the advisor that I had no money in my account till the following day as I didn&rsquo;t get paid until the 20th of each month. He still tried to put the payment through and it got declined. I told the advisor again I didn&rsquo;t get paid until the following day. I also said I would call back on the 20th November with a decision on whether I wanted the loan and if I did I would make payment then.<br />
            2 hours after the original call on the 19th November I decided I did not want the loan and called Yes Loans and explained I didn&rsquo;t want to take a loan with you. I also asked the advisor to delete all my card details and asked Yes loans not to take out an admin fee. I was assured the money would not be taken.<br />
            On checking my bank statements for November 2008 I noticed that on or around the 25th of that month you infact took out the admin fee after promising you would not take it and after strict instructions I didn&rsquo;t want the loan. I called your company straight away in December when I noticed and spoke to many people. After getting through to a supervisor I was promised a call back within 48 to 72 hours after the tapes had been listened to. I never received the call. I called again a week later and again was told the tapes would have to be listened to. I explained that this should have happened over a week ago. Again I was fobbed off.<br />
            I have since contacted your company on a regular basis and you keep lying to me. My last call to you was on the 22nd January 2009 and again you told me you will listen to the tape.<br />
            I have made numerous calls to you about refunding my money but you don&rsquo;t return my calls. I have emailed you to get a reply 48 hours later saying your email system does not work. You just state that you will listen to the tape when I call. What your company has done is theft. You were told not to take the money. You promised not to take it but did. That is illegal.<br />
            I have now put this matter to the financial ombudsman, my bank and solicitor.<br />
            This is the action I am taking now. Due to the fact I have had money stolen by your company and been inconvenienced I am going to making charges to you for phone calls, you keeping my money and writing this letter. The charges I am applying to you are the following:<br />
            1 x &pound;20 charge for this letter<br />
            1 x &pound;10 charge for numerous phone calls to you<br />
            Also I am charging you &pound;10 pounds for every 2 weeks you have held my money illegally. This totals 8 weeks so a charge of &pound;40 pounds for holding my money and not refunding when I have questioned why you have not returned my calls or cash. This brings the total to &pound;129.95 which includes costs to me and the admin fee you stole.<br />
            <br />
            If you want to dispute this matter for the total amount then that is your choice but I will pursue you through the small claims court. I am giving you 10 working days notice to acknowledge this letter and refund me my money . The charges are fair as lenders charge customers who make late payments and when they chase a debt. This is what I am doing to you, chasing a debt . I expect an answer and cheque by the 6th February 2009. If I don&rsquo;t get anything from you then I will write another letter and put another charge of &pound;20 onto the total of the bill every week after 6th February 2009. You have had long enough to sort this matter out.<br />
            This letter is being sent to the customer complaints department and the chairman of Yes Loans.<br />
            To clear this matter up quickly I suggest you respond soonest.<br />

            Just to confirm and agreed what a complete utter bunch of crooks the company called Yes loans are. I won't repeat most of what has already been said, but like an idiot, I too fell for their advertisment and won't go over old ground again, but would like to add the following points.<br />
            Why is it that having recieved so much negative feedback are these crooks recommended or given as a legitament loan company on a link on yahoo homepage? and how can they call themselves a loan company when they are a glorified broker?<br />
            As an individual who is probably now going to sort out a debt plan with a reputable company I have found or observered how the whole sordid business of people like Yes Loans operate. It's tragic that when you are going through a rough financal patch (In my case I'm self employed and business is seasonal so I needed a small loan to see myself through the next few months and have an average credit score) companies like Yes Loans are hovering about like vultures. They know you are possible bordering on the desparate and running out of financal possibilities. They know exactly which buttons to push and you are so relieved you give them a bit of money thinking that at least for the moment you have sorted yourself out. Am afraid that all you have to do is put it all down to experience and spread the word about this company of criminals, and yes. forget about ever getting that &pound;59.50 back.<br />
            In one way Yes Loans did me a favour. It made me realise that I had hit rock bottom financially as I had started useing tossers like Yes Loans and the next step was to go to Vic the local loan shark and end up having heavies come round at four in the morning for their weekly payment. So, instead I saw sense and now through a legitimate and helpful debt advice centre am planning how to sort my money out, or lack of it.<br />
            So, keep telling people about your experience with Yes Loans, but to hit all these crooks take a hard look at yourself and if you know that things are out of control take heart and talk to an honest and friendly organisation like National Debtline or many others available and at least you will be well on the way of getting yourselve sorted out and never having to approach people like Yes Loans.</div>

            I got caught in the same trap.<br />
            <br />
            But for some reason my admin payment didn't go through over the phone so they said they would try again in a few days. Whilst waiting I searched the internet for more info about them because I too began to realise it may be too good to be true. I found page after page of people telling their stories about them. It was then that I realised that they were brokers and it's a more than common trick they play.<br />
            I phoned them back and asked them not to process the payment again and they agreed. So I was one of a very few lucky ones.<br />

            They did go ahead and sign me up for health insurance because the paperwork came through from the insurance company. So I phoned them to explain. Thankfully they didn't mind me not going ahead with it and the man I spoke to when told of my story with YES Loans was...<br />
